The vision of a connected, luxurious island community is becoming reality: Nakheel has signed a AED 169 million contract with Al Nasr Contracting Company to build roads and essential utility networks for Bay Villas on Dubai Islands. The project lays the groundwork for 636 homes in a resort-style setting, ensuring seamless connectivity—and signaling major potential for investors eyeing Dubai’s evolving waterfront landscape.

The sun blazes over the Gulf, casting golden light on the rising skeletons of future villas. On the sands of the Dubai Islands, steel beams glint, dust swirls, and the low hum of construction is constant. This is Bay Villas—still raw, still becoming—but already alive with ambition.

In a major move, Nakheel, part of Dubai Holding Real Estate, has awarded a 169 million AED infrastructure contract to Al Nasr Contracting Company LLC. It’s not just about roads—it’s about lifelines: electricity, water, telecom, everything a next-generation neighbourhood needs to thrive. This early investment ensures that the 636 homes in Bay Villas won't just look good on paper—they'll be built on real, connected ground.

“This is a foundational phase,” says Khalid Al Malik, CEO of Dubai Holding Real Estate. “With Al Nasr’s expertise, we’re building a waterfront community that begins with strong infrastructure from day one.”

The contract includes access roads, internal street networks, and integration with the broader Dubai Islands utility systems. These aren’t just technicalities—they’re the veins and arteries of a living, breathing community. And Al Nasr, known for complex civil projects, is ready to deliver.

Earlier this year, a separate AED 2.6 billion contract was handed to Fibrex Contracting for the larger development of the Dubai Islands. Bay Villas is a central piece of that puzzle—part of a grander vision to transform these manmade islands into one of the world’s premier waterfront destinations.

Bay Villas itself will offer a mix of townhouses, semi-detached homes, garden villas, and premium beachfront properties. Think resort elegance meets urban convenience—with palm-lined streets, curated public spaces, and seamless access to the sea.

“We’re proud to partner with Nakheel,” says Jean Nicolas El Helou, CEO of Al Nasr. “This isn’t just construction. It’s the start of something people will one day call home.”

Real Estate & Investment Relevance

For real estate investors, Bay Villas is a signal flare. The infrastructure contract demonstrates strong momentum and early execution—two things that de-risk long-term investment. Backed by Nakheel and aligned with the Dubai 2040 Urban Master Plan, this project is more than a development—it's a strategic anchor in Dubai’s coastal expansion.

Investing in Bay Villas means gaining exposure to rare, waterfront real estate in one of the world's fastest-growing markets. The connectivity, the design, and the early infrastructure spending all point to increasing land values and strong rental prospects.

Dubai Islands' proximity to key districts and the airport adds logistical appeal, while Nakheel’s legacy developments—like Palm Jumeirah—have shown how early investments in such communities can yield exceptional returns.

In short: Bay Villas isn’t just about homes. It’s about being part of Dubai’s next chapter—where infrastructure meets vision, and where investors can ride the wave from the ground up.
